**1. What is The Landing Condominium Association?**
The Landing Condominium Association is a deed-restricted condominium community governed by a volunteer Board of Directors and managed by a licensed CAM (Community Association Manager).

**3. How is the Association funded?**
The HOA is funded through quarterly assessments paid by unit owners. These cover common area maintenance, insurance, reserves, and operations.
**4. Are there any pending special assessments?**
There are currently no special assessments levied. Any future assessments will be communicated in accordance with Florida statutes.
**5. Are there any code violations or repair projects in progress?**
Yes. The HOA is addressing items from the 2023 Milestone Structural Report. Estimated completion of repairs is projected by December 2025.
**6. Where can I access governing documents and financials?**
Registered unit owners can access community documents via the Resident Portal.

**7. Are pets allowed in the community?**
Yes, with restrictions:
* Limit: 2 pets per unit
* Combined weight limit: 25 lbs total
* Aggressive breeds are prohibited
* All pets must be leashed and owners must clean up after them
* **All pets must be registered with the Association** — failure to register pets may result in fines or non-renewal of leases
**8. Can I lease or rent my unit?**
Leasing is permitted with the following conditions:
* Lease term must be greater than 7 months
* Short-term leases are not allowed
* All leases must receive Board approval following a background check
* Applications must be submitted to the Association with required documents and fees
* Tenants must follow all HOA rules
**9. What is the approval process for new owners and residents?**
All new owners and new residents must be approved by the HOA prior to purchasing or moving in.

**10. What are the parking rules?**
* Maximum 2 vehicles per unit; all vehicles must be registered with the office
* Unregistered vehicles are subject to towing
* No overnight parking of RVs or trailers

* Guest vehicles must display a guest pass for overnight parking (max 10 nights)
